Standard Services
Standard Services provided by the South
Fens Business Centre to all tenants are:-
Central Reception
Offering welcoming and message service together
with usual mail handling
(see later section).
Heating, cleaning and
lighting of all communal areas
Please note that units will not be cleaned
unless separate arrangements are made for
which occupiers will be charged
External window cleaning
Carried out bi-monthly.
Car Parking/Bicycle
Sheds
Enabling easy access. Please note that some
Visitor Parking spaces will be duly signed
and Disabled Parking marked as close to
the entrance as considered possible.
Maintenance
Of the building and up-keep of grounds.
Most of the fixed equipment will be covered
by warranties or maintenance contracts managed
by the Centre Manager.
Interview and meeting
rooms
Small meeting rooms and the well-equipped
Conference Rooms are available for use by
tenants and external organisations/businesses.
These must be booked through Reception for
a charge which is subsidised for tenants.
Lift to First Floors
Giving access to the first floor for all
people and for the delivery of large and
heavy equipment.
Security
Every effort has been made to create a secure environment for your business. You are responsible for helping to maintain the security, not only of your unit, but that of the Centre as a whole.
You will be provided with the appropriate number of cards/fobs needed to give you and any employees access to the Centre.
Under no circumstances are the cards/fobs
to be made available to any person other
than those authorised by the Centre Management.
No extra cards/fobs for the doors to the
building and your unit to be made. If any
cards/fobs are lost, damaged or misplaced
you will be responsible for the costs of
replacement.
The Centre windows are secured from the
inside and should be closed on leaving your
unit at the end of each day.
The Centre is monitored 24 hours a day,
7 days a week by CCTV.
Out Of Hours Working
If you use the Centre outside normal working
hours then you are particularly responsible
for;

off all lights before leaving save for
those required for security |

and securing all windows before leaving |
Fire
doors are to be used as Emergency Fire Exits
only.
Keyholding Company
A key holding company has been appointed
to deal with out of hours call outs.
Chargeable Services
The following services available to tenants
are charged according to use:
Photocopying
Photocopies are available for all tenants. Tenants are issued with codes, on request, from Reception and invoiced monthly.
Faxes
Faxes can be sent and received by reception.
Tenants are phoned as soon as a fax is received
and a note 'posted' by e-mail if they are
away from the Centre.
Mail Handling
Incoming mail will be delivered to the Reception.
The Reception staff will sign for any recorded
or special delivery items but the Centre will
not warrant their condition upon arrival or
accept liability for any loss or damage to
the items.
There is one Royal Mail collection daily and
post must be in Reception by 4.30pm. Recorded,
registered and other special collections must
be in Reception by 3.30pm .
