All tenants shall complete the Application Form for space at the Centre
and meet the selection criteria.

When considering any application for occupation at the Centre the Landlord will have regard to the following matters in assessing whether or not a business can be accommodated in the Centre.

1. Impact of the Business
It is essential that businesses within the Centre are compatible. Accurate information is required regarding the type of activity to be undertaken, the level of noise, dust, pollution and vibration that may be generated.

The overall image of the business and its activities will be considered together with any competition from similar businesses already occupying space in the Centre.

The number of people employed that are based in the Centre will be considered.


2. Function of the Business
The proposed use of the unit must be clearly stated. Certain uses are unsuitable for the Centre and occupants must be able to demonstrate fitting Use Classes Order B1.

Consideration will also be given to the security requirements of the business and the implications for the Centre's security and fire risks. Activities using hazardous materials or processes will not be accepted.

The ability of the business to help achieve the Centre's Mission Statement will be an important consideration, with particular regard to the development of a knowledge based economy. The Centre aims to provide accommodation for 30% as those described within the agreed definition of knowledge based businesses.


3. Viability of the Business
All potential tenants shall provide a brief business plan demonstrating both the need for workspace at the Centre and the ability to sustain the overheads. At least one suitable reference ( most likely a Bank ) must be provided.

More established business should provide a business plan, cashflow forecast or statement of accounts to assess the future potential of the business.

Knowledge based industries
Knowledge based industries are broadly defined as knowledge based services and high tech industry. Knowledge based services: telecommunications; computer and information services; finance; insurance; royalties; other business services. High technology industries: aerospace; computers and office equipment; radio, TV and communications equipment; pharmaceuticals. A fuller definition of 'knowledge based' industries can be provided where required.
