Lettings & Marketing Policy
All tenants shall require workspace for office use or for research and development purposes or for light assembly or production work as allowed within Class B1 of the Use Classes Order 1995 and shall not use the Centre for any other purpose. All incoming tenants will be offered a tenancy in the form of the Standard Tenancy Agreement .

The Standard Tenancy Agreement will form a 3 year lease, with tenants able to give two months written notice to terminate at any time during the tenancy.

A market rent which does include the 'service charge element' will be charged for space at the Centre as determined by the Landlord. Tenants wishing to enter in to a new lease upon the expiry of their existing lease will need to make a new application for office space.

Service charge costs are included as part of the overall rental and geared to recover real service costs on a pro-rata basis. The separate schedule of services is attached in the ''What's In, What's Out".

All tenants will abide by the protocols set out in the Tenants Handbook and adhere to all terms and conditions as stipulated within the Tenancy Agreement.

Business advice and guidance to assist with business development plans to maximise business potential will be available occasionally as the centre will be used by Enterprise Fenland and Business Link amongst others to provide support.
